The real estate market of Uzbekistan is gaining momentum. Activity and prices are rising in all regions
Uzbekistan, Tashkent - AN Podrobno.uz. In July 2025, the residential real estate market of Uzbekistan showed record activity since August 2023, sales increased by 25 % compared to the previous month and reached 26 thousand transactions. In annual terms, sales increased by 14 %.
The Center for Economic Research and Reforms said that market activity has grown in all regions. The greatest increase was recorded in the Surkhandarya (+41 %), Syrdarya (+35.3 %) and Kashkadarya (+33.7 %) areas. In the capital, housing sales added 24.6 %, which confirms the stable demand for apartments and houses in Tashkent.
In the country`s secondary market, average housing prices also showed growth. After a moderate increase in June, by 0.3 %, in July the cost of a square meter increased by 1.7 % compared to the previous month and 3.3 % in annual terms. At the regions level, the most noticeable growth since July last year has been observed in Jizak (+15.2 %), Surkhandarya (+14.1 %) and Khorezm (+9.6 %) areas.
Average housing rental prices in the capital remain high.
The most expensive areas are Mirabad ($ 10.9 per square meter), Shaikhantakhur and Yakkasaray $ 10. The most accessible to rent housing in Bektemir is 5.5 dollars per square meter.
Tashkent remains a leader in secondary housing prices - the average cost per square meter cost was $ 1,082, which is 0.8 % higher than June, but 3.2 % lower than July last year. In other cities, prices are noticeably lower: Samarkand $ 755, Tashkent region $ 679, Navoi - $ 636.
The data confirm that the real estate market of Uzbekistan continues to demonstrate growth and stability, despite regional price fluctuations and the dynamics of secondary and primary housing.
Recall that in the first half of 2025 in Tashkent, secondary housing and land prices decreased, and mortgage lending accelerated by 36 % compared to last year.
